VIEWING UNITS AND QUALIFYING

    To view an available unit, please contact the Resident Manager or tenant, if applicable, or you may feel free to contact our office to view a unit.
     If you wish to check out keys, you may do so between the hours of 9:00 a.m. to 3:30 p.m., Monday through Friday.  Please keep in mind that we are closed for lunch from 12 Noon to 1:00 p.m.  ALL KEYS MUST BE RETURNED TO OFFICE NO LATER THAN 4:30 P.M. ON THE SAME DAY CHECKED OUT.
     A $25.00 cash key deposit is required for each set of keys checked out and will be returned upon receiving the keys back on the same day.  A picture ID will be required.  Our office located at 4330 California near 6th Avenue in San Francisco's Richmond District.

QUALIFYING

    Qualifying for a residential unit requires us to evaluate your income, credit, and past rental history.  Co-signers are considered, but please call the office for further information.

  • Income qualifications.  To qualify for a unit, you must earn a minimum of 3 times the monthly rental.  Your gross income must be verified through a letter from your employer stating your salary and start date.
  • Credit.  We do not require credit, but good credit is helpful.  However, any negative credit and evictions will be used in our decision making.
  • Past rental history.  Verifying past tenancy and employment references is very important.  It is important that correct information is given to us to verify references and past residency.
  • Students and Self-Employed.  Be prepared to show financial aid, W-2's, previous year's taxes, or regular deposits of income.

APPLYING AND MOVE-IN

     All units are held on a first-come-first-serve basis and are not held until a full rental application is submitted to DeWolf Realty Company, Inc.  All residents over 18 years of age must submit an application.  A processing fee of $35.00 is required upon submittal per applicant. 
     Generally, move-in costs are equal to 1st month's rent and a security deposit equal to 1 and a half a month's rent or two month's rent if you've been employed less than one year.  The move-in costs must be paid by money order or a cashier's check issued by a financial institution.  The move-in costs are submitted with the rental application.  NO UNITS ARE TAKEN OFF THE MARKET WITHOUT A FULL RENTAL PACKAGE AND MOVE-IN COSTS.
     Upon receipt of a full rental package, a review will occur and, usually, an answer is given by the next business day.
